RESIDENTIAL PROPERTIES

Energy performance Certificates are required to be ordered before marketing of any property can begin. We will provide confirmation to your appointed agent as soon as we are instructed, allowing immediate marketing, and produce the EPC within days of your order confirmation.

Energy performance Certificates are also required for rental properties and are to be provided by the landlord for their tenant to view upon request.

The EPC must be provided by an accredited qualified Domestic Energy Assessor (DEA) or Home Inspector (HI). The Home Inspector is able to provide a Home Condition Report (HCR) whereas the DEA is not. EPCs for new build homes can only be provided by an accredited OCDEA.

The EPC provides an assessment of the properties heating and lighting costs based upon standard occupancy and heating patterns together with an Environmental impact rating.

The property is assessed on its heating and lighting requirements. It does not include running costs for household appliances such as washing machines, tumble driers, televisions and computers. Assumptions are made regarding the occupancy levels and heating patterns for the property. This provides an even comparison from one property to another.

Data is collected during a short survey. The property size is recorded, together with the heating, insulation and lighting specifications. This data is used to provide the SAP and EI ratings. Recommendations are provided, indicating areas of improvement which are available, together with projected savings which can be achieved should the recommendations be put into practice. Estimated costs for the works are not provided by the report.

The recommendations can be used to guide the occupier and owner of the property, as to which energy saving initiative will provide the highest annual savings.
